Many properties do not fit neatly within a standardized appraisal form.

Custom construction, exceptional views, large or unusual sites, guest houses, mixed zoning, flood hazards, access or easement issues, specialized commercial improvements and limited comparable data can require considerably more analysis and explanation.

Residential Portfolio Lending — Narrative Appraisals

Berkson Appraisal Service provides comprehensive narrative residential appraisals for banks and other financial institutions when the lender requires a collateral valuation for a portfolio or other non-GSE lending transaction.

These assignments are specifically intended for circumstances in which the lender accepts a narrative Appraisal Report and does not require a Uniform Residential Appraisal Report, UAD 3.6 data delivery or submission through the Uniform Collateral Data Portal.

Berkson Appraisal Service does not provide standardized residential form appraisals or UAD 3.6/URAR products.
